House Insurance - Calculating the Replacement Value

Need help calculating the Replacement Value of your House?

aibGROUP Insurance strongly recommends a review of all Sums Insured.

Your house is often your largest asset and it is particularly important to insure it for the full replacement value. There are a number of ways you can obtain the right advice around this assessment and we have provided some options below:

  1. Request a ‘valuer’ to provide an insurance valuation detailing the current replacement value. This is our preferred method of calculation as it ensures a professional valuer/independent party has competed this.

However, there is a cost in using a valuer and we can arrange a quote for you or you may have a preferred valuer that can do this.

If that is your preferred method of calculation please let us know.

2.     Visit the website at 'need2know' which has a ‘calculator’ to assist customers in assessing what their replacement value is. This method does involve you fully understanding the architecture of your house and site improvements in using the ‘calculator’ to set the replacement value.

3.     You may wish to consult a licensed builder or quantity surveyor to assist you in calculating your replacement value.

Please note:  The rating valuation provided by your council does NOT reflect the insurance value.

  • aibGROUP client update – FENZ levy changes from 1 July 2026

    News

The Fire and Emergency New Zealand (FENZ) levy helps fund essential fire and emergency services that protect all of us, our homes, vehicles, personal contents, businesses, and communities. It is a contribution we all make through insurance policies. While insurers and insurance advisers collect the levy through insurance policies, it is important to know that the amount itself is set by legislation and sits separately from insurers own premium pricing. From Wednesday, 1 July 2026, changes to the Fire and Emergency New Zealand (FENZ) levy will come into effect across many insurance policies throughout New Zealand. These changes form part of the new FENZ levy regime and will impact residential, motor, commercial, marine, and specialist insurance programmes.
